These Terms and Conditions outline the rules and regulations between OportoHouses and Guests.

By accessing this website we assume you accept these Terms and Conditions in full. Do not continue to use OportoHouses website if you do not accept all of the Terms and Conditions stated on this page. These Terms and Conditions should be read in conjunction with our Privacy Policy and Cookie Policy.

 

Definitions

The following terminology applies to these Terms and Conditions, Privacy Policy and Cookies Policy:

  • Company’ ‘our’ ‘we’ or ‘us’ refers to OportoHouses. Oportohouses acts as an intermediary between the property Owner and Guest.
  • ‘Host’ or ‘Owner’ refers to a physical person for who we manage his/her property or properties or contacted us through our website to do that.
  • ‘Guest’ refers to the individual, physical person, who access the website and accepts the Company’s terms and conditions creating a guest account, that will be renting a property through our website or one of the online rental platforms such as Airbnb, Booking.com, HomeAway.
  • ‘You’ and ‘Yours’ refers to Guests that registered in the website.
  • ‘Website’ refers to our website www.oportohouses.com, in particular to the home page and the linked pages;

 

Website

When you register a OportoHouses account, you accept the Terms and Conditions of our Website stated herein. The terms and conditions stated here take immediate effect upon registration. Each registered Guest uses login credentials to access advanced features of the website. All actions undertaken under the Client’s login credentials are considered to be done by the Client himself.

 

Reservations

To make a reservation, guests need to do a booking request directly through the website or via e-mail. If we accept the booking request, guests will receive a pre-booking confirmation email and an invoice with details for  a deposit payment of  25% of the reservation value, either by Credit Card or Bank Transfer. The property  will be pre-booked for the next 24h, until the deposit payment is confirmed. if the payment is made by bank transfer it is required by guests a copy of the transfer by e-mail.  All reservations need to be confirmed by OportoHouses.

When a reservation is confirmed guests receive a a confirmation  e-mail. Please check this information carefully as soon as you receive it. Contact us immediately if any information which appears on the confirmation or any other document appears to be incorrect or incomplete as it may not be possible to make changes later.

If you wish to make any alteration to your booking such as change the dates, this  can only be made subject to availability. If OportoHouses need to make a change to your reservation for reason of withdrawal of the property by the owner or by overbooking or any other valid reason, OportoHouses will make all  efforts to find an alternative booking for you with a property of the same quality and utilities.

 

Payments

As previously mentioned, in order to confirm a reservation, a deposit of 25% of the reservation value must be paid within 24h of receiving the payment invoice details. The remaining 75% of the reservation value will be paid when guests arrive at the property. The deposit is not refundable in the event of guests cancellation or not showing up. In the unlikely event of cancellation by Oportohouses, the deposit will be totally refunded.  In some properties a security deposit may be asked at your arrival.

 

Arrival and departure

Guests should inform OportoHouses of the approximate time of arrival a minimum of 2 days prior to the date of arrival. The normal check in  time is between 15.00 and 21:00 and check-out is before 11.00. If requested and possible, early check in can be done. Depending on the property, arrivals after 21.00 may be charged with an additional 20 euros. To comply with the Portuguese Law, on arrival at the property all guests must present their passport or identity card.

 

Security deposit cover

For some properties  a damage/breakages deposit may be requested and need to be paid in advance of your stay. You will be notified of the amount with the pre-booking confirmation and what procedure to follow in order to meet this condition. OportoHouses will be entitled to withhold some or all of the deposit to meet the costs of repair or replacement. These terms are deemed to have been accepted by you at the time of making your booking.The cost of any damage or loss to the property or to any items in or at the property caused by you or any member of your party will be deducted by us from the security deposit at the end of your rental period. If no deductions are required your security deposit will be refunded in full to you at the check out. If there is a claim for damages or losses caused by you or your actions which exceeds that of the security deposit amount, you will be responsible for paying any additional monies required immediately on request by us together with any legal costs.

 

Guests obligations

The Guest undertakes to keep the property and all the furniture, fixtures and effects in the same state of repair and condition as at the start of the booking period (reasonable wear and tear excepted) and shall pay to OportoHouses the value of any part of the property, furniture, fixtures, fittings and effects destroyed or damaged as to be incapable of being restored to its previous condition. Breakages and damage must be reported as soon as possible. The Guest must allow OportoHouses and/or its employees to enter the property to inspect the state of it, on reasonable notice, except in an emergency when immediate access must be granted. The Guest must not use the property or allow its use for any dangerous, offensive, noisy, illegal or immoral activities or carry on there any act that may be a nuisance or annoyance to the owner or the Company or to any neighbors. Community regulations must be respected at all times. Smoking is not permitted inside our properties and the Guest and any member of his or her party undertakes not to smoke inside.

 

Property problems

In the unlikely event that you notice that something is wrong with the property you are staying, you must immediately inform us. Any verbal notification must be put in writing by sending a sms or an e-mail, as soon as possible.. Most situations can be dealt with quickly, we can not accept any liability if you fail to inform us. You must undertake your best to resolve or minimise the situation.

 

Liabilities

OportoHouses  is not the owner of the property. It acts as an intermediary between the Guest and the Owner. Under no conditions will OportoHouses, or any of its employees is liable for any damages or injury suffered by the clients or his possessions or the apartment during the rental period, including those caused by robbery, assault, flooding or fire.
